Kitchens and Baths! It's what Buyers check out first. You may not
think much about your bathroom except when it needs cleaning. But
when marketing your home, the bathroom is one of the first things a
potential buyer will want to check out. After all, this room is used
quite a lot and for many, it can become a personal spa retreat!
If your budget allows, updating this important room will pay you
back with comfort and statistics indicate the money is recouped when
selling. Plus, an updated bath is a terrific marketing tool. So, if
you have outdated fixtures, peeling floor tile or funky light
fixtures, this may be the time to get going on that remodeling
project. Allow enough time for completion if you plan to sell your
house. You don't want to be showing your home with workers climbing
in and out and everything a mess.
Today's bathroom is bigger than ever before. Many come with multiple
showerheads and a popular idea is to include a bench. Hand-held
European style showerheads, oversized rain showerheads or multiple
body sprays are the trend. You might even want to consider including
a thermostat and fog-free mirrors. Think about the pampering you
would get in a spa. Floor and towel warmers will add even more
luxury. You'll probably want to use ceramic tile, so spend some time
making a selection you will be happy with for years. Don't be
tricked into going with something too trendy here, as it is
expensive to make changes. If your room is spacious enough, a big
soaking tub can be just the ticket for easing away the day's
tensions.
If your bank account doesn't allow for such a huge undertaking,
there are many less expensive projects to make your bathroom look
fresh, new and up-to-the minute. For bathtubs that are showing wear,
consider refinishing or relining. Be sure to get referrals from the
contractor. Cheaper is not always better with this one. Peel and
stick floor tile can make a big change. For cabinets that are
showing their age, a fresh coat of white paint can make them look
good as new and create a brighter appearance. Don't forget to repair
any water damage to walls. Scrape away any loose plaster, use
spackling to fill in the hole and apply a primer coat of a product
such as Kilz or Bin. Otherwise, the damage will show right through.
Then paint with a light color to open up and brighten the area. A
new light fixture will complete the picture.
Attention to details can make a big impact, so don't forget to
decorate. Pictures on the wall, plants and beautiful towels will go
a long way in making a lasting impression. If you must keep the
toothbrushes and other items of every day use out on display, find
interesting and attractive containers for them. Don't be afraid to
use your imagination and don't limit yourself to 'bathroom' type
accessories. Get creative!
