Best Time To Sell
Circumstances may dictate when you put your home on the market. But
for some, you may have a choice. Is there a very best time to put your
home on the market? Should you wait for spring? Are certain times of
the year better than others? Here are some tips on “when to sell” to
help you decide.
From late March through June, lots of properties will come on the
market. Homeowners who are selling may well be looking to buy. The
weather is usually pleasant enough for people to be out and about --
and house hunting. Buying a home at this time of year, most people
hope, will put them into their new neighborhood in time for the start
of school in the fall.
July and August are the months when a lot of people schedule their
vacations. While some folks may not be house hunting during this time,
those who are, are serious about it. This includes buyers who just
learned that they're being transferred, and buyers who hope to take
advantage of particular interest rates.
During September, October and November, you will find more home buyers
who are being transferred to new cities. They will list their homes to
sell, and be eager to find new ones. Again, there may be fewer buyers,
but those who are looking are very serious.
The holiday season will have fewer potential buyers knocking at your
door, but you'll find that the ones who are taking time to look are
serious. It's a great time to show your house at its best, decked out
in holiday fashion. Forget the myth that it's impossible to sell at
this time of year. You won't be spending a lot of time preparing your
home for viewings by folks who are “just looking.”
From February through the middle of March, you'll find lots of
interest from people who are looking for retirement properties. Often,
retirees want to sell their four bedroom family homes and get into
something a little smaller with less maintenance. Subsequently, buyers
in the market for a bigger home for their growing families may be
looking to upgrade. Depending on what you're offering, this may be a
perfectly good time to list your home. Again, you'll have fewer
prospects, but they'll be serious ones.
Regardless of when you decide to sell, each time of year has its ups
and downs. You may not have a choice in the matter if your decision to
sell is based on a career move. You will most likely make your
decision based on how you and your family are best served and of
course by your particular circumstances.
You can increase your opportunities to sell by making sure your home
is in tip-top shape inside and out. Remember too, that the market will
always shift to the seller's advantage when the economy is good and
interest rates are down, regardless of the time of year.
