8 Steps To Homeownership

The process of looking for a new home can be
exhausting but it's also exhilarating and exciting. You quickly make
plans for your new life in your new home. But before you get too
far, be sure you are ready for getting the job done efficiently.
- Your first order of business is to
visit your financial institution and get pre-qualified for a
mortgage. It's a simple process but it will equip you with the
information you need for your own budgeting and to present to a
seller as proof of your good intentions.
- Now that you know what you can
afford, make a wish list. What do you need versus what you want?
List the style, location and any special interests that need to
be accommodated, such as a home office or a fenced back yard for
kids and pets.
- Get professional assistance. Real
estate can be a tricky business and you'll do better with the
help of a dedicated real estate agent who can efficiently find
the best home at the best price.
- Once you have found your home, an
offer will be made. This negotiation process can be handled by
your real estate agent. Your offer may be accepted, rejected or
countered. If it is countered, you have the option of countering
back until an agreement is finally reached that is in the best
interest of all parties. Be sure any offer is contingent on a
home inspection.
- With an accepted offer in hand,
you'll want to re-contact your financial institution to complete
the paperwork for your loan approval.
- Now it's time for home appraisals and
inspections. Again, your agent will assist you through this
process. If the inspection turns up problems or needed repairs,
you can request these situations be remedied. An inspection
usually costs a few hundred dollars but it is well worth it.
- Before the final closing and
settlement, you, the buyer, have the option of a final
walk-thru. This is to ensure the property is in acceptable
condition and no changes have been made other than any needed
repairs. This walk-thru usually takes place the day of or day
before closing.
The closing is when all the legal
paperwork is signed and the keys are handed over. It's the day you
dreamed of when you first began your search. Enjoy your new home!
