Buyers have many choices so when you are
selling your home, it's important to make it stand head and
shoulders above the rest. Fresh paint and a clean, clutter free
appearance is the way to start. But when a buyer starts to get
serious, he or she will check everything out with a magnifying
glass. Are you ready?
Termites can cause
damage to any home and you'll want to make sure your home is pest
free. But don't forget the damage done by moisture. Smart buyers
will look for mold and mildew. Even the most innocent hint of
moisture will turn a buyer off. Look for leaks, poor drainage and
gutters that aren't quite doing their job. Point downspouts away
from the house and if your gutters need replacing, get it done
before listing.
Fixing a roof or
chimney can be expensive and buyers won't want to be faced with that
challenge. To get top dollar, have an inspection done. If shingles
are damaged, moist or rotting, call the roofer. While they are on
the roof, have them make sure the flashing around the chimney is
watertight and everything is in excellent condition.
That drip, drip
you hear in the faucet could sound like money down the drain.
Plumbing scares most of us and when a buyer has their own home
inspection; you can bet the inspector will pay special attention to
this potential problem. Repair all leaks.
Additional areas to check are the
electrical, heating and cooling systems. Improper wiring is a red
flag and a danger. You'll also want to make sure there are no cracks
in the foundation or sidewalks and everything is in working order.
The listing will no doubt include a declaration of your home's
condition. With a little homework you can say yes in good conscience
and offer your buyer a home to be proud of.
